This is a beautiful, light filled tiny home on a double axel trailer. Its 22ft long (+4 ft for trailer tongue), 8’5” wide, and weights 11,600lbs without furniture or other items. The lower level is 187sqft and there is a 90 sqft loft accessible by ladder. This tiny is off grid ready!
POWER: There is a 3000 watt (max output) Victron solar system (inverter, charge controller, transfer switch) and an AGM lithium deep cycle power LifeLine battery. Solar panels did not come with the home when I bought it so I have since purchased three 340-watt panels. They are not currently mounted to the roof as I was using an independent structure. I was told it would not be difficult to add another battery to increase electrical capability, energy storage, and the timeframe the battery lasts if you need higher capacity.
I also added a nautical wind turbine (4ft blade circumference) that can produce a max 400-watts so that I could continue to get energy into the battery when its cloudy or overnight. It has been helpful in preventing the battery from draining completely overnight (especially in winter) or on stormy days. It is mounted to the back of the house and sits several feet above the roof. It can be removed and gets disassembled when the house moves.
The solar and wind power was completely sufficient in powering everything I used daily.
There is a 50 amp plug and electrical cord to plug into an outlet or generator. The 6gague 50amp power cord will be included with the home. I also have two adapters; one to plug into a 30-amp outlet and standard 15 amp outlet should it be needed. These will be included.
WASTE: There is a Separette composting toilet with a urine diverter. There is no black water output with this home. Grey water output consists of kitchen sink, bathroom sink, shower, and the urine diverter. Solid waste is collected in the composting toilet and can be disposed of in whatever manner you feel is best. There is a fan within the toilet and bio-drain cleaners (kind of like a urinal puck) for the urine diverter to prevent smell. There is no grey water collection tank included with this home. I have used only biodegradable and earth friendly products and let my grey water drain into the ground. I will include the grey water waste hoses if you want them (they are the same type as typical black water hoses).
WATER: There is a standard hose water input under the house. It can be connected to any water source via a regular hose. I lived completely off grid and my water system consisted of a 250 gallon tank that was refilled via a water delivery service. I obtained and connected a 6gmp water pump that pressurized water from the tank through the system for normal water pressure. It was connected to the house power. The water pump will be provided.
Appliances, furniture, other features, etc.:
• Farm sink. Faucet has sprayer as well as regular water flow.
• Butcher block counter tops
• 9.2 cubic ft Magic Chef fridge and freezer
• 4 burner propane stove with hood
• Propane oven
• On demand propane water heater
• I will be providing the two propane tanks I bought as well.
• Electric heaters in the living room and bathroom
• Two fold down leaf attachments off the kitchen countertop for additional space and a dining area
• Overhead living room fan with light
• TV wall mount
• Pull down venetian blinds (downstairs allow light, upstairs are black out)
• A fold down deck off the front door
• I would be glad to provide the stairs I built should you want them.
• A cable jack upstairs that is wired to an outside input for internet set up.
• Sliding pocket door for bathroom
There is a lot of light in this home. Several encasement windows throughout the bottom level provide light and airflow. Upstairs sliding windows allow cross draft and one acts as a fire escape. There is lovely pine wood paneling throughout. A good amount of storage is available from kitchen cabinets and there is space to put drawers or cubby storage upstairs as well. It is peaceful and wonderful to live in. This is a beautiful home of excellent quality.
I will provide the manual that was provided to me when I purchased it to help you understand the systems and how to work everything.
